Why I built European Technical — one accountable provider for Dubai property

After years of managing a private residential portfolio across Palm Jumeirah, Bluewaters and JVC, I kept hitting the same wall: there was no single accountable maintenance provider in Dubai. So I built one.

Most landlords in Dubai have the same story. You sign a contract with a maintenance company. The AC goes down on a Friday night. You call the number on the contract. Someone picks up. Maybe.

Then the technician shows up — but he's only certified for AC. The plumbing leak under your kitchen sink is a separate call to a separate vendor. The smart-home thermostat that won't talk to the gateway? That's a third number. Each handover costs you a day. Each invoice arrives on a different cadence. Each warranty claim hits a different ledger.

That's the wall I kept hitting across the portfolio I helped run on Palm Jumeirah, Bluewaters and JVC. So I built European Technical to be the opposite of that.

One number, 65+ licensed services

European Technical is licensed for 65+ services across 13 categories — AC, plumbing, electrical, handyman, smart-home, deep cleaning, pest control, painting and more. One company, one technician dispatch system, one accountable owner.

The point isn't that we do everything well in-house from day one. The point is that you, the landlord, only have one number to call, one SLA to enforce, and one ledger to reconcile. Even when the work itself goes to a specialised crew, the accountability never leaves us.

Annual Maintenance Contracts, not break-fix

The Dubai market is full of break-fix vendors. Something breaks, they fix it, you pay a premium, repeat next month. That model is great for the vendor and terrible for the asset.

We built European Technical around Annual Maintenance Contracts (AMCs) — quarterly AC servicing, plumbing inspections, electrical safety checks, preventative smart-home updates. The cost is predictable. The asset lifespan goes up. Tenants log fewer complaints. Insurance loves us.

45-minute emergency response

When the AC goes down at 11pm in July, you don't need an essay about service-level agreements. You need someone at the door. We commit to a 45-minute emergency response across our Dubai service area, with a 90-day workmanship warranty on every job.

That's hard to deliver. It only works because of two things:

  • A directly employed core team — not a labour-supply broker.
  • A tech stack that routes the right specialist to the right job automatically — so the dispatcher isn't bottlenecking the response.

Who it's for

European Technical was originally built for one private residential portfolio. Today it serves:

  • Individual landlords and second-home owners
  • Family offices managing residential and commercial holdings
  • Property management companies that want to outsource the technical side
  • Commercial clients in retail and F&B

We're live in Dubai and Sharjah, with Abu Dhabi planned for later in 2026.

The bigger thesis

Dubai builds beautiful buildings. The gap is in the operating layer underneath them — the boring, accountable, every-day infrastructure that keeps assets compounding instead of degrading. That's the wedge I'm interested in, and it's why European Technical sits next to AdVision Connect and Dubai Fast Sell in the portfolio. All three are about removing friction from a market that has gotten used to it.
